Greece offers a renewable residence permit granting the right to live in an EU and Schengen state, with no obligation to spend time there. It is consistently among the most sought-after programmes in Europe.

Standard real estate thresholds now sit higher in prime areas, but two specialist routes remain at EUR 250,000: the restoration of listed buildings, and the conversion of commercial property to residential. Citizenship may be sought after seven years.
